water purification filter. This
filter should be replaced periodically based on the frequency of use.

Cleaning
Exterior: Only use low pressure cleaning, such as that offered by Clear
Blue Pressure Washing. Clear Blue is owned by Brian A. Kessler, and he
does great work! He uses only low pressure cleaning equipment, which is
the only way to clean your house. Due to the cleaning agents and
techniques used with low pressure power washing, his system allows the exterior
to be cleaned better than high pressure cleaning without the potential damage
high pressure cleaning can cause. It also can usually be done quicker and
is therefore less expensive. High pressure power washing, on the other
hand, has the potential to actually punch holes in your siding...I know, I have
seen the damage high pressure power washers can do. Only use low

Interior: If you need someone to
clean your house and don't want to pay a fortune, call Carmelita at (252)
646-2378. She cleaned my house for years and does a great job. Only
charges $10.00/hr. Most places in town charge $65/hr (two
cleaners).

Paint
Walls: Sherwin Williams ProMar 400 Interior Latex
Flat, Paint Type B30 W 406, Color Dover White 6385 (Old Color Code was
1648).
Bathrooms: Sherwin Williams ProMar 400 Interior Latex
Semi-gloss. Paint Type B31 W 4451, Color Dover White 6385 (Old Color Code
was 1648). . Use semi-gloss in the bathrooms because cleans better and
will hold up to moisture better.
Trim: Sherwin Williams ProMar 200 Interior Latex Gloss,
Paint Type Extra White B21 W 251, Color Dover White 6385 (Old Color Code was
1648).
Ceiling: Enterprise Interior One Coat Latex Flat Ceiling
White, Paint Type 47612, Color White 748.
Exterior: Sherwin Williams A100 Gloss Super White (has 10
year warranty). Part number is 107 7171. Sherwin Williams exterior
paints come in four sheens: flat, satin, gloss and high gloss. Flat paint
is less durable than gloss because flat gets dirtier and hold water more
readily. However, you don't want a high gloss because anything painted
with it will look unusually shinny compared to the white siding, which more of a
satin finish. Best compromise is therefore plain gloss. Over time,
gloss paint will wear and look more like a satin. Use this paint for all
exterior doors, garage doors, and window trim.
Notes: The house colors were selected to provide a
bright, warm interior. Dover white is slightly off white, which provides a
good compromise between brightness and the ability to keep the paint looking
clean and new. Pure white will show every fingerprint and imperfection,
and is nearly impossible to keep clean. Latex was chosen for both indoor
and outdoors since the new latex paints hold up as well as oil based (Alkyd)
paints. One problem with oil based paint is that once you apply it, you
can never paint over it with latex because the latex will peel off!

Heating & Air
The home is equipped with
a high efficiency 14.6 Trane Heat Pump and variable speed high efficiency blower
unit. The home also has a
programmable thermostat which allows you to save money and increase comfort by
programming the times when heat or a/c will come on or off (automatically). The thermostat can be set to decrease heating or air when you
are gone to save money (for example, while you are at work).
The unit will automatically bring the house back up to the temperature
you desire at the time you set. It
can even be used to ensure a warm house when you get up in the morning!
The thermostat can be used just like a normal manual thermostat as
well…if you are cold, just turn it up. The
thermostat will maintain that setting until you change it or it reaches the next
set time in your program. Below is
the present program. You can easily
alter this program for individual needs. For

Finally, one of the best ways to lower power bills, reduce pollen and
allergens, and increase the life of the heating and air system is to replace the
air filters are replace periodically.
There are two filters...one in the foyer and one in the second floor
hallway ceiling. Dimensions are
20x20X1.

Security System
This
house has a top of the line ADT Security System. ADT is the oldest and largest security firm in the
country. Most companies only have
one monitoring service, so if that center goes down, there is no one to monitor
the alarm. ADT, on the other hand,
has six monitoring stations that can pickup the traffic if one region goes down.
This system comes with 4 contacts, adjustable motion sensor, smoke
detector, heat detector, main control unit, back up battery, touch pad, siren,
window decals and indoor sounder. All
wires are hidden inside the walls. Tenant’s can activate the system by calling ADT at
(800) 238-8722.
The system name is Safewatch,
and the System Number is H700647360. For further

Sprinkler
System
To
keep your yard green and healthy all summer long, we installed a high quality
Toro Sprinkler system. All
components are top of the line. You
don’t even have to leave the house to control the system…the controller is
in the closet next to the foyer.
The
easiest way to control the system is:
1. Turn the Control Dial to the AUTO/ON position.
This sprinkler system will start automatically on its next start cycle
(Monday and Thursday starting at 0600).
0600
is a good time since it occurs before water pressure in the neighborhood drops
and allows for full absorption of the water by the roots before temperatures
rise. There are four zones:
1. Front yard along street (60 mins)
2. Front yard next to house and sides of house (60 mins)
3. Back yard next to house and sides of house (60 mins)
4. Back yard next to the woods (30 mins)
Do
not water any more frequently than this. It
is better to give a longer good soaking so that the roots are soaked well.
No watering should take place for several days afterward in order to let
the grass blades on the surface dry out. Frequent
short duration waterings do not soak the roots as well, and the grass blades
don’t have time to dry out resulting in fungi growth and disease.
However,
if
there is an exceptionally dry period and you think the grass needs watering more
frequently, you can start the system manually by:
1. Turning
the rotary switch to AUTO/ON
2. Pushing
the MANUAL START button twice. The
system will start right away.
